Message from the Business Director

Dear Residents,

December 2016 marked the completion of the three-month “Mock Billing” period.  Over the past three months, residents received a consumption report from Conservice, but were not be required to take action. I hope everyone used the “mock billing” period to monitor your homes utility usage in order to make any necessary adjustments.  The first “live bill” will be distributed this month and will reflect January’s consumption.  

Please remember that we are here to answer any questions or concerns that you may have regarding your utility consumption statement.  We will be hosting a second Town Hall with Conservice to discuss the Resident Energy Conservation Program (RECP) and to offer you the opportunity to ask additional questions.  Once scheduling is finalized, we will publicize the date, time and location of the Town Hall.

As a reminder, payment of credits and bills are subject to a minimum trigger point of $50. If the amount owed to you as a credit or by you as a bill is less than $50, that amount will accrue to the next month. Once any amount owed by you or to you is $50 or greater, a bill will be generated or a rebate check will be issued. 

This program is an Air Force initiative that Corvias has adopted and implemented on the Air Force’s behalf. If you have questions about the program or your utility statement, please contact the Corvias Community Office at (919) 988-6920.

Stay up-to-date on resident events, community information and emergency notifications. Please take a moment to update your contact information here, because we don’t want you to miss a thing that is going on in your community! By providing us with a working phone number and two current e-mail addresses, we will be able to contact you in a timely fashion for maintenance requests, event information, and more.

Resident Spotlight Award

Each month, residents spotted doing the right thing or going above and beyond are recognized.  If you find a Thank You note on your door from Corvias, you have been entered into a monthly drawing!  This month, our Resident Spotlight Award goes to SRA Jonathan and Emily Hall.   You were nominated during a recent Preventative Maintenance visit.  Thanks for being an outstanding residents.  We are happy to have you and your family living with us at Seymour Johnson! 

Military Saves Week

Military Saves Week begins February 27! Saving your hard-earned money year-round is a great way to ensure your family’s financial preparedness. Take this week to review your saving plans. Set your goals, even small ones, and start saving now. For more information, please visit www.militarysaves.org to review savings tips, tools, resources, and strategies.

It is important to recognize that, despite your savings plans, there may still be financial emergencies that cost more than your nest egg can cover. If you are ever in an unexpected financial emergency, the Air Force Aid Society can help. The Society can assist with living expenses, emergency travel, vehicle expenses, funeral expenses, and other emergencies. For more information, please visit www.afas.org.

Scholarship Applications due this month!

Don’t forget! Applications for the Corvias Foundation $50,000 Scholarships for children of active-duty service members are due Thursday, February 9. The application is available online here. $5,000 Scholarships for spouses are due May 4.

Waste Management – the Do’s and Don’t’s!

Trash and recycling services are provided once a week.  Please note that MOTOR OIL is not permitted to be placed in your trash bin.  All motor oil should be placed in a sealed container and turned in only on days when we collect toxic chemicals.  Other items that you should never throw in your trash bin are:  batteries, CFL lightbulbs, paint and stains, fluorescent lamps and tubes and electronic devices.  Large bulk items such as TV’s, washers, and furniture can’t be placed directly in front of you home.  Bulk items may only be placed in front of him the same day as pick up (Wednesday).   

Carport and garage storage

Carports should be used for their primary reason: parking of vehicles, not a living space or storage area. Bicycles, toys, tools, and lawn equipment, when not in use, must be stored in an approved storage space or moved to the back yard. However, such items must be picked up in order for lawn care to be performed.

Garage doors should not remain open for extended periods of time. If a resident stores a boat or trailer in their garage, the door should able to close.

Following these guidelines helps keep the community looking great year-round.

Cold weather tips – let the faucet drip

The extremely low temperatures are back!  When water freezes, it expands.  The expanding ice can cause pipes to break and later flood water into your home.  We ask that you take the following steps to help prepare your home for the colder weather and help prevent any cold weather damages such as busted pipes:    

Remove all hoses   

When you don’t detach your hoses from the exterior spigot when cold temperatures arrive, it allows ice to form, thereby increasing the physical pressure on the water pipes. You can avoid this simply by removing your exterior hoses before the cold weather sets in and placing them in storage.   

Keep your heat on   

Aim to keep your thermostat between 60 and 65 degrees when you are away from home for an extended period of time. This temperature will help keep warm air circulating in the home and around pipes to help prevent them from freezing.   

Open cabinet doors   

If temperatures dip into the single or negative numbers, opening the cabinet doors – assuming they’re in the vicinity of where the plumbing is – allows warm air to circulate, provide the atmosphere it needs to avoid seizing up.   

Drip water before going to bed   

“Drip the faucet so a trickle dribbles out to prevent freezing when temperature plummet.”

A slow trickle of water prevents freezing. Before going to bed, open the faucet knobs so that water drips out. As long as water is moving through the pipes, it can’t freeze.  To help recycle the water, you can catch it in a container that you can then use to water house plants.   

Close the garage doors   

If your garage is attached to your house, be sure to keep the doors closed as much as possible when it’s cold out. This helps keep the heat inside so that there’s more air to work with, thereby lowering the risk of pipes freezing up. When the doors are opened, all that warm air escapes, with cold taking its place.

The American Red Cross also offers tips on how to prevent water pipes in the home from freezing.

If you do experience frozen pipes, immediately contact the community office for emergency maintenance service. 

Preventative maintenance

We are continuing to complete our annual preventative home maintenance visits on each of the Seymour Johnson AFB homes. We will ensure that your fire extinguishers, smoke detectors, mechanical system and applications, etc. are in tip-top shape. This work does require entry into your home, so we will be sure to inform you of your preventative maintenance visit in advance.  There will be two groups of home visited in February. The next group of homes to be visited will be: 1-7 Biggs, 200-210 Biggs, and 102-308 Bolling.  We will be visiting these homes between Feb 20^th and Feb 24^th. 

Lawn care updates

A third and final round of leaf clean-up is underway.  Check the resident calendar for an estimated date of leaf removal in your yard.  Please keep in mind that all animal waste needs to be cleaned up for the landscapers. Also, Munie will be providing a pre-emergent weed control treatment and a broadleaf application. These treatments kill existing weeds and prevent weeds from germinating.  These services will be provided on your normal lawn care day and small flags will be placed in your yard to designate the areas sprayed.  When the flags are removed, it’s safe to be on the grass.  As always, yards will continue to receive weed treatment around tree rims and in cracks and crevices.
