What are the requirements for housing eligibility?
You are eligible for privatized on-base housing at a Corvias Air Force base if you are an active duty service member assigned to the installation. Service members can be placed on the waitlist once you receive orders. Applications can be submitted through the website or in person by visiting the Community Office. After you complete the housing application, submit all required documentation and are verified by the Air Force Housing Office, you can then be placed on the appropriate list.
I have received orders to a Corvias Air Force base. When can I apply for on-base housing?
How do I submit an online application?
An online application can be submitted through our website. You will be contacted by a member of our dedicated team regarding your application status. They will assist you in completing housing eligibility requirements and supporting documents to ensure your family experiences the improved quality of life provided at a Corvias Air Force base.
Can my spouse apply for housing on my behalf?
Yes, a non-military or dual military spouse may apply for housing on behalf of the sponsor/senior service member. The non-sponsor submitting the application must be named on the sponsor's power of attorney and present this document to the Corvias Community Office. The power of attorney must have specific verbiage. Please contact the Community Office for details.
I have a dual military household and my spouse is stationed at another installation. Can I apply for housing?
Dual service members are eligible for on-base housing. The BAH will be taken for the senior ranking service member at the with the dependant rate. The remaining BAH is yours to keep.
What determines the list I am placed on?
Your rank and the number of dependants will determine the size of your home, as well as the rank band of the home in which you will be placed.
For on-base housing purposes: The ranks E1 to E6 are considered to be Junior Non-Commission Officers (JNCO). The ranks E7 to E8 are considered to be Senior Non-Commission Officers (SNCO). The rank of E9 receives independent rank classification for housing. Officers, O1 to O3, and WO1 to CW3 are Company Grade Officers (CGO) CW4, O4 and O5's are Field Grade Officers (FGO). Officer ranks O6 are considered Senior Officers (SO) and ranks O7-O10 are considered General Officer (GO).
What type of documentation is needed to be placed on the waitlist?
- Copy of most recent Form DD1172 (DEERS Enrollment) if family members are not listed on PCS orders
- Confirmation of clearing present duty station (AF Form 227), or other services' equivalent form)
- Copy of most current end of month LES
- Current Power of Attorney (if applicable, please contact the Community Office for details)
- Valid photo identification (upon personally visiting the Housing Office)
What will my wait time be?
Your wait time is determined by the number of vacant homes. The wait time given is an estimate and is subject to change. However, every effort will be made to find adequate housing as quickly as possible. Please check with the Community Office for updates.
I will be relocating to a Corvias Air Force base in 8 months. Can you tell me how long my family will have to wait for on-base housing?
Wait times vary and are available on our website. Please visit our website for more information about housing options and wait times as you approach your PCS date.
If I submit an online application, will housing be available when I arrive?
Once your application and all supporting documentation has been received and approved by the Community Office, you will be placed on the appropriate waitlist. Wait times and availability are subject to change based on vacancy status.
Can I designate someone to accept a home on my behalf or in my absence?
Yes, someone can accept a home for you (approve the assignment, sign the lease, and accept the keys). The individual acting on your behalf must be named on a power of attorney which specifically details your designee's authority to manage the assignment and termination of housing for you, sign the lease document on your behalf, and start/stop your allotment for housing.
Who will pay for my family's move if I am an incoming service member?
The move will be a government transportation move.
I've lived off base for a year now and would like to apply for on-base housing. Who will pay for my move?
The government pays for one move when assigned to the installation. Any subsequent moves are the resident's responsibility.
Can you tell me more about the lease agreement?
Yes, each service member living in family housing is required to sign a lease. The lease is valid for 12 months and renews month-to-month unless PCS, ETS or retirement orders require earlier termination. A power of attorney must be provided by the spouse if a service member is not available to sign. The power of attorney must contain specific wording. Please contact the Community Office for details if the service member is not available to sign. It is accompanied by a Resident Responsibility Guide (RRG) that outlines policies, responsibilities and expectations when living on-base.
When will I have to sign the lease agreement?
Incoming families will sign the lease when a house is accepted.
How much will I pay to live on base?
Under the privatization program, rent is equal to your BAH and BAH is based on rank.
Do you allow pets, and how many?
Yes, a Corvias Air Force base is a pet-friendly installation. There is a two-pet limit and each pet is subject to a $200 refundable pet deposit per pet. Exotic pets, such as monkeys, snakes, etc. are not permitted. In addition, Corvias has adopted the Air Force policy on banned/aggressive breeds. The Community Office can provide you with a copy of this policy or you can find it online here.
Do the homes come equipped with fencing?
Not all homes come equipped with a fence. For more information, please contact your Community Office.
Is there a waitlist for the newly constructed homes?
At this time, Corvias does not have a waitlist specifically for newly constructed housing. Our newly constructed homes are used for relocation of families displaced by renovations on base.
Will Air Force families be responsible for their utility costs?
The Department of Defense has issued a policy that will require families to eventually assume responsibility for excessive utility usage. It also provides an opportunity for residents to earn cash rebates as a reward for conserving energy. This program is not currently active at a Corvias Air Force base. We will keep residents informed well ahead of the activation of any utility monitoring programs. More information can be found at the Community Office.
What amenities are included with the home? (i.e. appliances, etc.)
Homes on base are fully equipped with a refrigerator, stove and dishwasher. Garbage disposals, washers and dryers, and ice makers are available in select homes. The homes also feature full-size washer/dryer connections. Corvias also offers free lawn care, maintenance, and snow removal services.
Are Corvias homes furnished?
No, the houses are not furnished.
Do military members have to pay a security deposit?
No security deposit is required.
Do I need to obtain renter's insurance?
Please contact the Corvias Community Office for current information about Renter’s Insurance coverage and requirements.

I am a dual military household. Whose name will my housing lease be under?
The lease will be placed in the name of the senior ranking service member. Both service members sign the lease.
I am enrolled in the Exceptional Family Member Program (EFMP). Will I have priority placement on the waitlist?
EFMP status does not constitute priority placement on housing waitlists. If you or a family member has special needs or need additional accommodations, please contact the Community Office.
I have a family member who requires a home with accessibility features or special home modifications due to a medical condition. Who do I see?
All home accessibility or modification inquiries should be directed to the Community Office. Once you have completed the application, we will work with you on an individual basis to meet your needs.
I am a single service member with one child. Am I eligible for on-base housing?
Yes, housing applications are accepted from single service members with legal dependants. The application, along with all other required documents, must be accompanied by a current court order (copy) indicating custody of the dependant(s) has been granted to the service member.

What happens if I decline a home?
We want to help you find a home that meets your needs. If availability allows, you will be given the opportunity to look at more than one home. If you decline a home, we will work to provide additional options based on availability. After a third declination, your position will be moved to the bottom of the waitlist.
I'm getting ready to move on base...
Where do I stay while I wait for housing? Is there temporary housing?
Temporary lodging is available through each base, and is contingent on space availability. Visit the moving resources page for more information on lodging. Corvias does not provide temporary housing for service members waiting to be placed in on-base housing.
Once contacted, how long do I have to respond to make a move-in appointment?
Once contacted, you have 24 hours to respond to the Community Office before we offer that home to the next service member on the waitlist. Special circumstances will be considered on a case-by-case basis. If advance notification is possible, we can work with you to find an alternative that best serves you. If you will be out of town, please let the Community Office know, so arrangements can be made.
Who will pay for my move if I am doing a voluntary on-base move?
The service member will be responsible for the voluntary move.

How do I receive a copy of the housing handbook?
The Resident Responsibility Guide (housing handbook) is available here. It has been reviewed and approved by the Air Force. All residents receive a copy when they sign their lease.
What do you do for families who have special needs?
If you or a family member has special needs or need additional accommodations, please contact the Community Office. Each family's needs will be considered individually.
Does Corvias take care of home maintenance?
Yes. Corvias provides 24-hour-a-day, seven day-a-week maintenance on all homes. We are dedicated to providing great customer service to you and your family. When you submit a service request, one of our professional maintenance technicians will respond, including for emergencies that occur after hours. We have an established track record for exceeding military family's expectations.
Is there a self-help store?
Yes, there is a self-help store. However, we want to take care of all of your maintenance needs for you. Corvias is dedicated to providing great customer service to you and your family and provides 24-hour, seven-day-a-week emergency maintenance on all homes. All you have to do is submit a service request and one of our professional maintenance technicians will respond, including emergencies that occur after hours. We have an established track record for meeting and exceeding the expectations of military families.
Is pest control provided?
Yes, pest control is included. Please contact your Community Office to schedule an appointment.
Does Corvias provide lawn care?
Yes. All lawn care and landscaping will be provided for homes and common areas. We also have a 'no mow' program for individuals who want to maintain their yards themselves. Please contact the management team at your Community Office there for more information.
Can we landscape our own yards?
We encourage families to take pride in their homes and the landscaping surrounding their homes. Basic landscaping and landscaping services will be provided at no cost by Corvias, but families are always welcome to augment their landscaping. Please reference the Resident Responsibility Guide here. For those families wishing to maintain their own lawns, please see the Community Office for more information about our 'no mow' program.
Do military members have to pay for trash service?
No. Trash service is included in the rent.
Do I have to pay for utilities?
The Department of Defense has issued a policy that will require families to eventually assume responsibility for excessive utility usage. This program is not currently active at a Corvias Air Force base.
There are two components to the BAH that you receive. They are: utility costs and rent.
Corvias will inform you well ahead of any DoD-mandated resident responsibility programs. At that time, Corvias will hold a series of town halls to provide additional information and answer questions. Typically under these programs, there is a mock billing period lasting three to six months to allow families to become familiar with their usage. After that period, residents become responsible for excessive energy usage. However, for families who conserve energy, there is typically a reward program offering cash rebates.
Will Corvias meter all utilities?
The utilities that will be metered include electric and gas. Water and sewer utilities will not be metered. New and renovated homes will have meters installed during construction or renovation.

Are current residents grandfathered in on the pet policy and/or pet deposit?
Current residents with pets that were acquired prior to September 1, 2013 have been grandfathered in as relates to the pet policy. Residents that acquire a pet or move on base after September 1 will be allowed a maximum of two pets and will be required to pay a refundable $200 pet deposit per pet. This deposit will be refunded, less any damages, at move-out. Corvias Property Management has adopted the Air Force policy on banned/aggressive breeds. Please contact your Community Office for details.
My home currently has a fence. Do I need to remove it?
Removal of your fence is not required at this time. We will provide you with advance notification should you need to remove it in the future.
Do I qualify for more bedrooms under privatized housing?
You will qualify for the same number of bedrooms as you did prior to privatization. Your eligibility will continue to be determined by the size of your family. As an example, an Airman with a spouse and two children would qualify for up to a three-bedroom home.
I currently provide, or would like to provide, child care in my home. Do I need to notify the Community Office?
Yes. You may contact your Community Office for the necessary forms.
If we are in a lease and retire prior to the end of the lease will we have to stay in housing?
No. The lease allows for termination in the event of PCS orders, ETS or retirement. If you retire prior to the end of your lease, please contact a member your Community Office.

Basic Allowance for Housing (BAH) questions
How does the monthly BAH allotment work?
Using your Basic Allowance for Housing (BAH) for rent is easy. Initially, Airmen will submit an AF Form 594 to the base finance office to initiate the BAH entitlement. In addition, you will sign a lease to give permission to allot your BAH entitlements to rent. Your BAH will be collected by a management company on behalf of the Air Force and paid to Corvias Property Management on the first of each month. Rent is paid in arrears. For example, your rent for July will be reflected on the LES you receive on August 1. Your family's take-home pay won't change at all — you will simply see a "rent allotment" in the third column of your Leave and Earnings Statement (LES).
Steps to Start a Rent Allotment with Your BAH
- Airmen complete AF Form 594 available through base finance office — Authorization to Start, Stop or Change BAH for Housing
- Airmen sign a lease.
- The AF Form 594 and the lease give the government permission to start the rent allotment, which equals the service member's BAH entitlement for his or her rank.
- The allotment should reflect any BAH increases or decreases that occur, but airmen need to check it regularly for accuracy
How is BAH be collected?
The Air Force has contracted with the Military Assistance Company (MAC) for a fully automated financial BAH payment system to interface with the Defense Finance and Accounting Service (DFAS). This system will facilitate starting, managing, tracking, updating, and stopping military payroll allotments to pay the rents in support of the privatized family housing program.
Will my LES and net pay be affected?
Airmen will see no changes in the take home pay amount from their previous LES. The BAH amount will appear on the left side of the LES under entitlements. The rent allotment will appear in the third column of the LES under allotments for an amount equal to the BAH.
What are the differences if I am married to another service member?
Both service members will receive the appropriate BAH. Rent will equal the senior grade member's BAH at the "with dependant" rate.
When will the rent allotment stop?
Rent stops on the agreed move out day. Stopping a BAH allotment upon move-out is as easy as starting it. Once Corvias has officially cleared the resident and any charges for damages beyond normal wear and tear have been paid, the allotment will be stopped.
After move-out, any refund due will be made within 10 business days after the partnership receives the allotment for the last month's rent. For example, if you moved out on July 15, you should receive your refund after August 10.
What happens if I stop the rent allotment?
Stopping the rent allotment while occupying on-base housing, is a breach of the housing agreement and will result in eviction from family housing.
Do I have to pay full BAH because I am currently living in a non-renovated home?
Rent is based on the BAH for your rank and not the age of your home. Additionally, all privatized homes are designated for occupancy by rank. During the initial development period, Corvias, as the property owner, uses the rent collected to fund the improvements (construction and renovations), maintenance and property management services.
Construction and Renovation questions
If I move from my current home to new housing, is that a paid move?
If it is necessary for your family to move because your home is in the path of demolition or renovation, the move will be paid for and arranged by Corvias Property Management.
Where will my family go while my house is renovated?
If you are asked to move as a result of your home being in the path of renovation or demolition, you will be relocated to another home. Our goal is that you will not be asked to move more than one time to reduce inconvenience to your family.
How do I get to the top of the list for the new housing?
Homes will be either renovated or built new during the project. You may be moved into a new or renovated home based on the phasing of construction. Virtually all of the new and renovated homes will be needed as swing space to accommodate the construction/development schedule. If you have been promoted or have had an increase in family size, you may request to be placed on a waitlist for a home for which you may qualify based on your rank and family size. There will not be a specific waitlist for new homes.
What is the priority for new housing? Who gets them, people that have been here or new people moving in?
First priority for new and renovated homes will be families impacted by the construction/renovation/demolition schedule.
Will I have to move from my current home to an old house?
This is unlikely. We intend to relocate families impacted by renovation or demolition to a new or renovated home. The specific details of each move will be made on a case by case basis driven by the construction or renovation schedule.
Will moves be provided to new or renovated homes?
Yes, if you are currently leasing a home on base and are required to move as a result of the renovation or construction schedule, your moving expenses will be covered.
How much notice will we be given if we're required to move?
Corvias will work with all families prior to any move, but our goal is to offer three months advance notice.
When will construction and renovations efforts start?
Construction efforts are scheduled to begin after transition. Please visit our construction page for project updates and schedules.
Will Corvias save trees as they construct new homes?
Yes, Corvias Property Management places a high value on saving existing trees to the extent possible during demolition, site development and new home construction.
Will I ever have to pay for my own move?
If the move is not a move required due to renovation or construction, there could be a time when the service member may have to pay for their move.
Will people move by sections, by rank, by home type?
Moves will be determined by the construction / renovation schedule. We will make every attempt to group homes under construction by sections in order to reduce inconvenience to families. Prior notice will be given to current families living in the affected homes.
